Patterson Trends Upward
Population and Commercial Growth

Commercial growth follows residential growth, and in Patterson, we have seen both commercial and residential development in the works. Shops and restaurants follow the residential growth currently seen and expected in the area, a sign of the growing population.
The city of Patterson’s residential growth will come along with the largest annexation in Stanislaus County history (Zacharias Ranch) along with the build out of Villages of Patterson and Baldwin Ranch. As a result, you should expect to soon see a flourishing of some of your favorite shops, restaurants and roof tops.
Shops and restaurants also like traffic counts. The California Department of Transportation, (Cal Trans) measures traffic volume on their website (dot.ca.gov/programs/traffic-operations/census/traffic-volumes) and it shows the 2021 Average Traffic Count of Highway 5 / Sperry at 57,000. This gives Patterson a potential of 57,000 cars or truck loads of customers daily.
The City of Patterson has been discussing a large sign that would be visible from Interstate 5 to encourage travelers to stop in Patterson. Once off the highway, Patterson would also have “Way Finding” signs to encourage travelers to explore Patterson.
In commercial real estate news, the following can also be reported …
• Gallo Wine (G3) has leased property on Baldwin Road in Patterson. They occupy over one half of the 712,000 square foot warehouse next to S2A Modular.
• LOCTEK, a company that makes products that make productivity healthier in the office, home, school, and medical settings, was identified to be the tenant of a planned large manufacturing center that will be constructed on a 60-acre parcel on Rogers Road.
• HPL Contract, a High Pressure Laminate furniture manufacturer, has been operating in Patterson at a 38,000 square foot facility. The company is in the process of developing a new, larger facility.
• Oak Harbor Freight has purchased 10 Acres near Love’s. Oak Harbor Freight Lines serves more points directly in the Northwest than any other single carrier.
The city of Patterson invested in a Derrigo Report to help identify what types of businesses are needed for our community. The report identified what many residents already know; that the City of Patterson needs more “sit down restaurants”. There are two new businesses that will answer that call:
◦ Javi’s Mexican Restaurant is set to open soon. Operating since 1987, Javi’s Mexican Restaurants can already be found in Turlock, Modesto, Oakdale and Hilmar. The much-anticipated Javi’s Mexican Restaurant location in Patterson is at the corner of Del Puerto and El Circulo in the building that previously housed Pizza Plus and Round Table Pizza.
◦ Ed Maring has converted the old Water District building at 22 North Del Puerto in downtown Patterson into a restaurant. The building is in the process of a complete remodel and addition that will bring it to just under 5000 square feet.
Finally, the gas station previously known as Our Corner Store has changed ownership and has reclaimed the name “Corner Store”. Surrinder “Sonny” Sandhu has sold his last lottery ticket and is now farming in Butte County. The new owner Deep Sandhu also owns and operates the Chevron station on Highway 33.
