The Evolving Housing and Real Estate Market in Murrieta and Wildomar

Murrieta and Wildomar have emerged as dynamic hotspots in California’s active real estate market, attracting diverse buyers drawn to their quality of life and affordability compared to coastal cities. With homes often selling quickly, these cities are increasingly appealing to families, professionals and retirees alike.

A Tale of Two Markets

According to the California Regional Multiple Listing Service (CRMLS), Murrieta is a much more active market than Wildomar. In September 2024, 75 homes were sold in Murrieta compared to just nine in Wildomar. The median home value in the area ranges from $689,030 (CRMLS estimate) to $710,000 (California Association of Realtors estimate), with spring and summer being peak seasons for sales.

Who’s Buying?

Murrieta’s buyers are as diverse as the city itself. The largest group, known as “Boomburbs” buyers (25.8%), consists of well-educated young professionals, often dual-income households with one child. Following closely are “Up and Coming Families” (16.7%), who prioritize affordability and are willing to commute further for work.

Another significant group, “Workday Drive” buyers (13.7%), have a high labor force participation rate and are often college-educated but carry higher debt levels. Older residents, or “The Elders” (8%), include retirees and those relying on Social Security. “Pleasantville” residents (6.2%) represent affluent, empty-nest professionals in homes built before 1970.

A Growing Community

Murrieta and Wildomar’s housing markets benefit from the region’s strong economic foundation. The largest employment sectors include healthcare, retail, education, manufacturing and professional services, reflecting a stable and growing workforce. The average household income in Murrieta is $136,406, further contributing to the area’s economic vitality.

Wildomar, with its more rural charm, is also seeing growth, with new developments like the Abelino community and Oak Springs Ranch addressing the demand for diverse housing options. The average household income in Wildomar is $106,929.

Operated as a unified institution under a single administration, these facilities offer cutting-edge medical services and a patient-centered approach that puts the region on the map for world-class care.

Inland Valley Hospital: Expanding Excellence

Inland Valley Hospital is undergoing a transformative $400 million expansion, set for completion in 2026. This seven-story addition will include 100 private rooms, a state-of-the-art emergency room, a new heart catheterization lab, a radiology department and a modern peri-operative unit.

“This new space will combine high-end technology with soothing, healing environments,” says Jared Giles, CEO of Southwest Healthcare. “Every design detail, from color palettes to fixtures, has been carefully selected to enhance comfort and promote recovery.”

Inland Valley Hospital is already a regional leader, offering the area’s only Level II Trauma Services, an Advanced Certified Primary Stroke Center and the region’s sole Total Joint Center, which recently earned advanced certification from the Joint Commission. Recognized nationally for excellence in weight-loss surgery and chronic disease care, the campus continues to set new standards in healthcare.

Rancho Springs Hospital: A Leader in Maternity and Pediatric Care

Rancho Springs Hospital is celebrated as a top destination for maternity care, hosting the largest Family Birth Center in the region. Its partnership with Rady Children’s Hospital has established a Level III NICU and the only dedicated pediatric ER in the area.

Economic Development

A Booming Economic Climate

Economic development is the cornerstone to the future of Murrieta and Wildomar. Located between Los Angeles and San Diego in Riverside County, Murrieta and Wildomar are rapidly developing economic centers. Established in the 1880s, both cities saw accelerated growth after the I-15 Freeway opened in the 1980s. Patrick Ellis, president and CEO of the Murrieta/Wildomar Chamber of Commerce, describes them as some of California’s fastest-growing communities, noted for excellent schools, affordable housing and safe neighborhoods. “These qualities are attracting not only families but also businesses and professionals,” he says. “We are actively engaged to bring in more retailers and job creators to the region.”

Healthcare has become a major economic driver, with Murrieta and Wildomar emerging as a medical hub that offers high-paying jobs. Murrieta is home to healthcare giants like Loma Linda University Medical Center-Murrieta, Southwest Healthcare Rancho Springs Hospital, Kaiser Permanente Ambulatory Hospital and Rady Children’s Health Services. Wildomar’s Inland Valley Hospital, the area’s only trauma center, is expanding with a $333 million patient tower, while Kaiser Permanente has opened a new 84,000-square-foot facility for specialized care.

Murrieta has further bolstered its healthcare ecosystem with United Nursing College. Murrieta is also home to Nittobo America, Inc., a biotech firm specializing in immunodiagnostic products. The Murrieta Innovation Center, supported by the Murrieta/Wildomar Chamber through Impact Riverside County, fosters health tech startups and biotech firms. A Federal EDA grant is funding renovations, including a wet lab, to better serve its tenants and attract more industry partners.

Tourism and entertainment are also flourishing. The reopening of the historic Murrieta Hot Springs Resort is adding to the area’s appeal, says Scott Agajanian, Murrieta’s economic development director. Retail growth is strong, as well, with recent additions of Trader Joe’s, a second Home Depot and a new Costco. The upcoming Murrieta Marketplace will include 500,000 square feet of retail providing needed retail for the growing French Valley Communities.

Downtown Murrieta is also flourishing and retains its charm, providing a walkable area of ornate vintage buildings mixed with modern development that “has a good vibe,” said Agajanian, for residents and visitors alike.

Industrial growth is happening in Murrieta, with bright spots like Waterstone Faucets and Nikkiso Cryoquip, which manufactures gas exchange equipment, marking advancements in the city’s industrial base.

Wildomar has announced new economic development opportunities, including a Marriott Town Place Suites and a new retail center near its growing industrial area. Kimberly Davidson, Wildomar’s economic development director, notes that Wildomar is also expanding its residential base. Projects include the 170-unit Elizabeth Lane townhomes, DR Horton’s 131-home Avalino community, Oak Springs Ranch with 288 apartments, and KB Homes’ Verano community of 80 single-family homes.

As Murrieta and Wildomar evolve, their strong community assets, strategic location and business-friendly environments are positioning them as economic leaders in Southern California. Both cities continue to grow, attracting diverse industries and residents eager to benefit from the area’s quality of life and economic opportunities.
