MANATEE COUNTY IS GROWING FAST BUT
PRESERVING IT’S FRIENDLY SMALL-TOWN APPEAL

Nestled along the shores of Florida’s Gulf Coast between St. Petersburg and Sarasota lies a haven for those seeking relaxation and adventure alike. From the pristine turquoise waters and sugar-white sand beaches of Anna Maria Island to the bustling city landscape of Bradenton, to the award-winning master design of Lakewood Ranch, it’s easy to see why Manatee County is one of the fastest-growing counties in Florida.

What once was a quiet retirement community whose population swelled with snowbirds during the fall and winter months is now home to nearly 415,000 permanent residents and welcomes roughly 1 million visitors each year. Its ample sunshine, tranquil gulf breezes and “Old Florida” ambiance make Manatee County a delightful place to live, work, play, and own a business.

“I think the Bradenton area is unique because it’s managed to maintain its character and small-town appeal despite a huge influx of residents in recent years,” said Nicholas Azzara, communications manager for the Bradenton Area Convention and Visitors Bureau. “There’s growth everywhere you look, but leaders have done a great job of managing development in order to preserve the charm our community has always had.”

Composed of distinct yet cohesive communities including Anna Maria, Bradenton, Bradenton Beach, Cortez, Ellenton, Holmes Beach, Lakewood Ranch, Longboat Key, Myakka City, Palmetto, and Parrish, every area of Manatee County is home to friendly people who are working to grow the business community while maintaining a quality of life that has garnered the region so much attention.

And to say the area has experienced growth is an understatement. According to the U.S. Census Bureau, the county grew 27.6 percent from 2010 to 2021. By comparison, the U.S. population grew 7.3 percent and Florida’s population grew 15.6 percent during that same period. The northern portion of the county, in particular, is attracting significant investment.

But unlike areas that gave way to expansive resorts and amusement parks, visitors and residents of Manatee County enjoy bustling downtowns offering entertainment, dining, history, culture and more. Significant areas of growth include master-planned developments, mixed-use amenities and diverse housing options. Those seeking to embrace Florida at its most natural can enjoy fascinating tours of working wineries, dairy and produce farms, as well as thousands of acres of public greenspace and parks.

The area’s largest city is Bradenton, whose location on the Manatee River has attracted more than 60,000 residents. Though the Bradenton area is known for its beaches, downtown Bradenton has developed into a historical and thriving area that includes a Main Street, Riverwalk, boutiques, craft breweries and sidewalk cafes.

People are attracted to the area by a combination of quality of life and a diversified palette of art, baseball, incredible weather, beautiful parks and preserves, vibrant downtown entertainment, white sandy beaches and a multitude of job opportunities and housing options according to Bradenton Mayor Mayor Gene Brown.

While the city’s 14.4-square-miles are landlocked, the city is focused on “smart growth,” specifically in the downtown area.

“For me, smart growth is ‘urban core development.’ We want to bring more businesses downtown and get people moving back downtown. We want to grow our core area and offer all the amenities that make it a great place to live, work and play,” Brown said. “The whole goal is to keep people from ever having to get in their car to go anywhere else.”

The area’s second-largest city, Palmetto, offers a mix of small-town charm with modern-day appeal. Its close proximity to major roadways like U.S. 41, I-75, I-275 and the Sunshine Skyway Bridge has been a business attractor.

“I hear from so many people who relocate to Palmetto that it is a great place to live with the reason so often given that it still has a ‘small town feel,’” said Palmetto Mayor Shirley Bryant. “There have been many changes over the last few years aimed at the overall quality of life – specifically redevelopment with several projects still in the works – but always with an eye on retaining the warmth of our community.”

Recent and ongoing projects include an enhancement to the Bradenton Area Convention Center that connects it with the new 255-room Marriott Hotel currently under construction next door, the recently completed Connor Park, and the nearly completed 20,000-square-foot police department.

Another popular area of Manatee County is Lakewood Ranch, a thriving community of more than 20,000 homes that run the gamut from apartments to multi-million-dollar luxury estates. The nationally award-winning master planned community is home to more than 63,000 residents, and at more than 50 square miles, feels like its own city. With 16 vibrant and varied business districts – including three town centers – Lakewood Ranch has all the shopping, dining, entertainment, schools, healthcare, nature and recreational options you could want.

At the heart of Lakewood Ranch is Main Street, a picturesque town center lined with cafes and boutiques, specialty shops, international restaurants and cinemas. The open-air, pedestrian-friendly area provides a unique place for strolling and shopping and is home to dozens of community events, concerts and festivals throughout the year.

Besides the more well-known cities and beaches, Manatee County has some off-the-beaten-path places to visit as well, including the Cortez Historic Fishing Village. Home to the Florida Maritime Museum, Cortez is the oldest working fishing village in Florida and offers guests activities like quilting, soap-making, wood crafting, net mending and fish fileting.

Award-winning arts, and historical and cultural amenities add to a rich ecosystem that provides enriching educational and entertainment options for all ages.

Manatee County is a Jewel on the Suncoast

W ith a rich history dating back centuries, Manatee County is built on the legacy left by individuals who thrived living along the Manatee River and the Gulf of Mexico.

As the county’s population continues to grow and expand its footprint, there are still many opportunities to explore nature and landmarks that speak to the county’s rich culture.

De Soto National Memorial Park sits on the Manatee River and honors Hernando de Soto, who in 1539 arrived at the mouth of Tampa Bay with his men in pursuit of gold. The quest failed, and de Soto moved north to Georgia, Alabama and Arkansas.

Three hundred years later, settlers were offered land in the area free of charge under the condition that they stay for a minimum of five years. One
of the settlers was Josiah Gates, who lived in what was then the Village of Manatee – present-day East Bradenton. The legacy is remembered at the Manatee Village Historical Park, only a few miles from present-day downtown Bradenton.

In the 1840s, Hector and Joseph Braden settled in the area that bears their name. The ruins of Braden Castle remain protected to this day. Robert Gamble settled in what is now Ellenton, and his memory is preserved at Gamble Plantation Historic State Park.

In 1855 – the year Manatee County was officially established – the area was booming with citrus growers, cattle ranchers and farmers. With the turn of the 20th century, Manatee County enjoyed major inventions and the Manatee River propelled the area’s agricultural sector.

The annual De Soto Heritage Festival has honored the area’s rich history for nearly 80 years, commemorating the past while looking to the future. The festival receives regional and national recognition.

For a look at Florida’s natural history, head east of Interstate 75 to Myakka River State Park. There’s no end to the wildlife native to the area, including alligators thriving in their natural habitat.

Both residents and visitors alike enjoy frequenting the historical parks, landmarks and museums, which are full of Manatee County’s vibrant past and culture.

Anna Maria

The City of Anna Maria sits at the northern end of Anna Maria Island. The entire city is a bird sanctuary making it ideal for bird watching. This island boasts sandy beaches, crystal clear waters, and many attractions, including museums, shops, and local eateries.

Bradenton

Bradenton, known as “The Friendly City”, is the largest city in Manatee County with the nationally recognized Riverwalk, Spring Training for Major League Baseball’s Pittsburgh Pirates, the Bradenton Mauraders, cultural attractions and a thriving downtown business district.

Bradenton Beach

Situated at the southern tip of Anna Maria Island, Bradenton Beach is perfect for individuals who enjoy fishing, fresh seafood, and beautiful vistas. This cozy town has miles of sugar sand beaches and the popular Bridge Street shopping district.

Cortez

This historic fishing village is chock full of history, culture and fresh-caught cuisine, perfectly located for boating, kayaking, jet skiing, and many other outdoor pursuits. The area is also known for its commercial fishing festival and maritime museum.

Ellenton

Ellenton is the region’s outlet shopping destination. With its proximity to the Manatee River, Ellenton offers a high quality of life, major transportation connections, and growing development.

Holmes Beach

With three miles of pristine shoreline in 1.91 square miles, Holmes Beach is a popular tourist destination. This small island community offers wildlife, beaches, boating access, shopping, dining, and more.

Lakewood Ranch

Spanning more than 31,000 acres, this rapidly growing community is nationally recognized for its award-winning master planning. Lakewood Ranch is focused on active, connected communities and boasts many housing options, attractions, golf courses, business clusters, and outdoor activities.

Longboat Key

Longboat Key is a barrier island with a foot in both Manatee and Sarasota counties. The town boasts golf courses, numerous restaurants, unique boutiques, and breathtaking Gulf Coast views including Beer Can Island and Whitney Beach.

Myakka City

Located in southeastern Manatee County, Myakka City combines ranching and agriculture with parks and lakes. Many residents have deep-rooted family ties to the area. Be sure to visit the Crowley Museum and Nature Center.

Palmetto

Palmetto is one of the largest cities in Manatee County. It is a hub for history, with more than 200 buildings on the National Register of Historic Places. Enjoy a stroll down lush walkways and parks, as well as the Native American Madira Bickel Mound State Archaeological Site for hours of exploration.

Parrish

Parrish is the county’s fastest growing area north of the Manatee River. The Florida Railroad Museum, which features a six-mile ride through some of Manatee County’s original stomping grounds, is a must-see attraction. The area’s natural beauty enhances flourishing residential areas and a growing business sector. s

A+ Education

Schools Preparing Students For a Lifetime of Success

The School District of Manatee County is one of the 100 largest school districts in the nation with more than 52,000 students. The district is also Manatee County’s largest employer with more than 6,000 employees.

The district is made up of 50 traditional public schools, 14 charter schools and one of the most highly-regarded adult and career educational institutions in the nation – Manatee Technical College.

As stated in its strategic plan, the district’s vision is to be “an exemplary student-focused school system that develops lifelong learners to be globally competitive.”

One of the primary ways the district pursues this vision is by offering unique and exciting academic programs and extracurricular activities that help students prepare for the jobs of tomorrow.

It’s called: Education with Innovation and Imagination!

Like teaming with Apple Inc., co-founder Steve Wozniak to make Palm View K-8 the first WOZ Ed Pathway school in Florida, and one of the very first in the nation. WOZ Ed schools offer elementary students opportunities to receive instruction in areas like coding, engineering, drones, cyber-security and mobile development.

Or placing such a strong emphasis on STEAM (science, technology, engineering, arts and math) and career and technical education initiatives that Manatee County students regularly dominate state and national academic and technology-oriented competitions.

In 2019, the Manatee District launched the Tampa Bay area’s first Community Partnership School at Manatee Elementary. Community Partnership Schools bringing together four long-term partners (a school district, a nonprofit organization, a college or university and a healthcare provider) to enhance the overall quality of life for not only students at a specific school, but for the surrounding community. The concept has been so successful, the district launched its second Community Partnership School at Daughtrey Elementary in 2022.

Also in 2022, the district opened the world’s first Guy Harvey Academy of Arts & Science at Anna Maria Elementary School. The academy was started in collaboration with world-renowned marine wildlife artist and conservationist Dr. Guy Harvey and the curriculum was created in cooperation with the Guy Harvey Foundation. The academy aims to use an art, math and science-based curriculum to educate and engage young students on the importance of preserving oceans and marine life while learning about the world’s environment.

The County’s first Dual Language program was introduced at Daughtrey in 2019. Dual Language programs are now at 4 additional elementary schools (Rogers Garden-Bullock, Braden River, Palmetto and Myakka City elementary schools. A sixth program will start at Prine Elementary in August.

The School District of Manatee County is financially sound, and thanks to the community’s renewal of a $1 million referendum in 2021, starting teachers in Manatee County are among the highest paid in the state. All Manatee District teachers have received pay increases each of the last five years.

From Beachfront to Ball Fields, Opportunities Abound for Visitors, Residents and Businesses Alike

Known for its pristine beaches, warm weather, friendly charm – and yes, manatees – it’s easy to see why tourism is one of Manatee County’s top economic drivers.

The area welcomes around 1 million visitors each year, bringing more than a $1.3 billion economic impact to the region. Even after the COVID-19 pandemic when other tourist destinations in the country struggled to recover, Manatee County thrived.

To accommodate the growing tourism industry, major renovations, construction and improvement plans are underway throughout the county. One of the largest projects is the nearly $50 million renovation and expansion of the Bradenton Area Convention Center in Palmetto, which will add a multipurpose ballroom that could accommodate 900 guests, along with other improvements. The center will connect to a new 252-room Marriott Hotel opening next door in early 2024.

Elliott Falcione, director of the Bradenton Area Convention and Visitors Bureau, said the enhancements to the convention center will allow more meeting space for business conferences and events, giving Manatee County the most diverse tourism assets in the entire state of Florida.

“We’ll be running on all cylinders,” he said.

One of those cylinders is sports tourism, and it’s a huge one for Manatee County. The area is not just the Gulf shores of Anna Maria Island, Holmes Beach and Bradenton Beach – visitors across the world flock to the area for its sports facilities and events.

The area’s connection with Major League Baseball’s Pittsburgh Pirates – and its more than 50-year partnership as the team’s spring training location – is another key tourism driver and adds the visibility and investment that comes with professional-level sports franchises. Bradenton also hosts the minor league Bradenton Marauders, as well as year-round training at Pirate City. The Marauders welcome many of the game’s future stars before they gain worldwide acclaim.

IMG Academy is another big lure. As one of the world’s most prestigious sports, performance and educational institutions, the 600-acre campus annually attracts hundreds of teams, groups and events for training and competition. The Academy’s boarding school is home to more than 1,200 student athletes hailing from the U.S. and more than 60 other countries across the globe.

In East Manatee County, Premier Sports Campus features nearly 150 acres of Celebration-Bermuda grass fields, including 22 FIFA-regulation size fields that host everything from community-level competitions to national and international events. Fields can host soccer, football, lacrosse, rugby, Australian-rules football, field hockey, ultimate frisbee, spike ball and more.

Owned by the county, the sports complex includes a 3,000-plus seat stadium with scoreboards and a press box. The complex is currently undergoing several enhancements, including additional restrooms and a 6,500-square-foot permanent tent with air conditioning and enough space to seat 400.

Set in the heart of Lakewood Ranch, the Sarasota Polo Club is another popular venue, not just for polo but other social events like concerts and festivals. The immaculate grounds include 45 private equestrian estates, seven Bermuda grass polo fields, a regulation-size polo arena, a half-mile all-weather exercise track, dedicated stick and ball fields, riding trails, on-site stabling for up to 300 horses, on-site veterinarian care and a midfield polo pavilion.

Non-Stop Flights and Free Public Transit Hightlight Transportation Options

In addition, a new water taxi service could begin ferrying riders between downtown Bradenton and Anna Maria Island beaches as early as summer 2023.

Thanks to its close proximity to Interstate 75, Manatee County is within driving distance to other popular Florida destinations – just one hour from Tampa, less than two hours from Orlando and about 3.5 hours from Miami.

SARASOTA BRADENTON INTERNATIONAL AIRPORT (SRQ)

If you prefer to fly, the Sarasota Bradenton International Airport (SRQ) offers non-stop service on Delta, JetBlue, United, Southwest, American, Breeze, Avelo, Frontier, Allegiant, Sun Country, Air Canada and Elite Airways. The airport is growing just as rapidly as the area it serves and is undergoing a new $73 million five-gate terminal expansion to accommodate the growth. The new terminal will include a four-lane security checkpoint and five boarding hold rooms with 970 seats, as well as restaurants, cafes and a bar.

“The continuation of record-breaking numbers demonstrates the need for expansion and represents a major shift in how SRQ is transforming to serve the needs of our fast-growing community,” said Rick Piccolo, President and CEO of SRQ. He said even with the rapid growth, expansions and improvements, the airport prides itself on maintaining a “boutique-type experience” for travelers.

MANATEE COUNTY AREA TRANSIT (MCAT)

From Parrish to Longboat Key, Myakka to Anna Maria – and everywhere in between – the award-winning public transportation service helps travelers have a smooth ride. And the best news is, it’s free! Fare Free services began in November 2022 and will continue through early 2024. It includes all MCAT routes.
