Clarence, New York is one of the most desirable places to live in the region due to the combination of our economic strength and the residents that work hard to keep our town historic, robust, dynamic and beautiful.

Coincidentally, the Clarence Chamber of Commerce seems to have a little touch in all of these things that makes Clarence great.

The diversity of businesses in Clarence has a unique variety in Western New York. On the western border of our town lies Transit Road, with bustling retail plazas covering almost our entire border.

There was a time when the Eastern Hills Mall was bustling with shoppers and single handily the largest property tax payer, and we hope that will be the case again, sooner rather than later. Uniland Development has become a partner with Mountain Development in the Eastern Hills Mall. Their goal is to develop the site into Western New York’s first Life Style Center. A Life Style Center is the future for the Town both economically and socially. Being the most valuable address in Clarence, its future is important for both the Town and Clarence School system.

While this major project unfolds, we also have great commercial areas throughout the rest of the town. Clarence Center is filled with history, and outstanding small shops and restaurants, while our Main Street continues to see development of new businesses, and evolvement of our famous Clarence Hollow. New businesses and mixed used projects continue to be added or improved on Transit Road from our Hamlet of Swormville right through our other end of town at Wehrle Drive.

With the robust businesses on our main roads, we also have incredible green space through the beautiful farms throughout our town. In addition to the economic benefits for our community, they bring a beauty and quaintness that our town will forever cherish.

As the Town Supervisor, my wish is for the residents to appreciate and experience all that Clarence has to offer. There are numerous businesses and special events throughout the year which are sponsored by either the Town, or various organizations such as the Chamber. Communities

Clarence, New York occupies more than 52 square miles and is a quintessential historic colonial town full of friendly, welcoming people. A visit along its Main Street is like walking back in time with a selection of cute shops and cafes housed in beautiful 19th-century buildings. In addition, Clarence is home to the charming hamlets of Clarence Center, Swormville, Clarence Hollow, Harris Hill and Wolcottsburg.

Clarence Center

Clarence Center, with its population of approximately 2,700, is situated at the crossroads of Goodrich and Clarence Center roads, the geographic center of Clarence. It is a beautiful little hamlet, rich in history, tradition and charm. It has the quaintness of a little hometown feel, with just being a few minutes from the main strip roads. Clarence Center is actually one of the original settling areas of Buffalo, and has managed to keep its history intact while still keeping up with modern desirable town amenities like local retail shops, restaurants and cafés, postal & banking services, along with “mom and pop” service businesses such as barber shops, salons, preschools, offices & banks, to name a few.

The Center is alive more than ever, with new businesses opening during the past few years including new salons and day spas, cafes, dance studios, specialty businesses and a seasonal Farmers Market. Clarence Center is a small town where people know each other all while welcoming visitors. It has several traditions including the Bikes in Bloom garden walk each spring, a street FALLFEST festival and numerous winter holiday celebrations. Other long-held traditions include the elementary school flag day parades, and the annual CCVFV Labor Day parade and picnic.

Clarence Hollow

Clarence Hollow is the oldest settlement in Western New York. Today, Clarence, being a suburb of Buffalo, depends in many ways on the city for its cultural and civic identity as well as employment and economic opportunity. Buffalo is now considered the eighth largest city in America at the turn of the 20th century.

The Hollow today is known mostly for the variety of restaurants, including several housed in some of the pre-civil war structures that are on display. The assortment of new restaurants, include the Morluski’s and The Humbert House, which join the already popular restaurants of The Hollow Bistro, the Clarence Bowling Alley and The Cornerstone Bar & Grill.

The Asa Ransom House, named after the original settler, remains in operation as a Country Inn today, welcoming visitors as it did in the past. For tourists, Niagara Falls is less than one hour’s drive as are other numerous parks and recreation areas.

Another highlight of Clarence Hollow includes the Clarence Hollow Farmers’ Market - the state’s only rails to trails market. As a volunteer-run entity, the market strives to help people purchase “the food less traveled.” It’s open on Saturdays, June to October, rain or shine.

Harris Hill

Harris Hill is named after Asa Harris a former officer in the Revolutionary War, and is located on what was Harris’ homestead. In 1807, Harris constructed a tavern along the Buffalo Road on a low rise today known as Harris Hill. With a population of approximately 5,600, Harris Hill is a charming residential hamlet with plenty of families and old-fashioned neighborhoods. Residents take pride in their neighborhoods and Nativity of the Blessed Virgin Mary Church is an important bedrock of the community.

Swormville

Swormville, named after Adam Schworm, a prominent landowner and businessman who built a store on the Clarence side of Transit Road, has a population of almost 18,000. Swormville, considered the North Country, is a historic hamlet in a rural community. For those looking for a close-knit community and room to spread out, then Swormville may provide the answer.

Homes tend to be on large lots with plenty of room for kids to play outside. The people are warm and welcoming with St. Mary’s of Swormville as the social and spiritual hub of the community. Agriculture is important and there are many family-owned farms in the area. Swormville is very accessible and is bisected by Transit Road.

Wolcottsburg

Wolcottsburg was originally known as West Prussia due to its large number of Prussian inhabitants. It includes a German Lutheran church at the end of Wolcott Road that was constructed in 1873 and still stands today. Wolcottsburg is a rural, open area with Black Creek stream running through it. A claim to fame for the area is Delaware Road, just off of Goodrich Road, which is said to be one of Western New York’s most haunted spots to visit. At night, the road is black from the lack of street lights — unless you happen to catch a glimpse of the old man who haunts the road with his lantern late at night. In addition, many people have admitted to seeing a strange animal pacing back and forth in the road, best described as a cross between a dog and a horse.

business & Industry

The Future is Bright!

Clarence is a thriving community full of opportunity with a planned trajectory of growth and development. Clarence is home to a multitude of small to medium-sized manufacturers, professional office buildings, retail enterprises and service businesses. Privately owned industrial and business parks are located throughout the township, with new ones being constructed continuously. The Town is dedicated to continually improving the community for all residents to enjoy.

Eastern Hills Mall Development

The Eastern Hills Town Center revitalizes an aging, 100-acre shopping complex through the development of new office, medical, residential, shopping, dining, entertainment, recreational and hospitality uses to create a truly unique environment. Ideally located on the Clarence/Amherst border between Main Street, Transit Road and Sheridan Drive, the project has the potential to become a new regional destination for both residents and tourists, as nothing on this scale currently exists in Western New York. Stephen Development Projects

Over the past few years Stephen Development has transformed Main Street with projects like Willow Square and Main Center of Clarence. Both projects contain multi-use space, with town houses, apartments, retail and restaurants.

Continuing with beautifying the Main Street corridor of Clarence, Stephen Development is proposing two new projects. A 2-story building containing commercial and residential units located at 9740 Main Street has been proposed along with an additional 2-story mixed use building at 9745 Main Street.

Bevilacqua Development Transit Road Mixed-Use

Bevilacqua Development has proposed a mixed-use project featuring commercial space, multiple-family housing and residential single-family lots on a 36-acre parcel located along Transit Road and Miles Road. There are plans for Two 3-store mixed-use buildings with commercial space on the 1st floor with apartments and town homes on the upper floors. Additionally, there will be Three 3-story townhome buildings, a commercial building for a restaurant, nine 2-story multi-family buildings consisting of 4 units each and an Open Space Design Development subdivision consisting of 16 lots.

Clarence Community Schools & Federal Credit Union New Building

The Clarence Community & Schools Federal Credit located at 9145 Sheridan Drive has received approval to move forward with the long-awaited construction of a new credit union to be constructed in front of the current one. The old building will be demolished once construction is completed. The new structure will include a drive-thru with one entrance/ exit onto Sheridan Drive.

The Broadway Group, LLC - Dollar General

The Sisters of Saint Joseph have sold a portion of their property located at 10340-10344 Main Street to The Broadway Group, LLC. They have requested a concept plan approval of a proposed 9,1000 sq ft Dollar General retail store.

Harris Hill Commons Sheridan Drive Mixed-Use

Elliot Lasky, Randaccio Builders, and MJ Peterson Real Estate are proposing a mixed-use project featuring commercial space and multiple-family housing on a 15-acre parcel located along Sheridan Drive and Harris Hill Road. The layout of the proposal consists of 80 residential units and 24,800 sqft of commercial space, which is broken up into 8 mixed use buildings, each with first floor commercial space and 3 second story apartments, 18 two-unit townhouse buildings, 2 four-unit townhouse buildings,3 four-unit duplex buildings.

Matt Green Sheridan Drive Mixed-Use

Plans for the Green Organization’s mixed-use building at 9150 Sheridan Drive were recently approved by the Town of Clarence. The project features one 3-story mixed use building containing 18 multi-family units and commercial space on the 1st floor.

PB Investors LLC (Bliss Project) Transit Road Mixed Use

PB Investors is proposing a mixed-use project located at 5695 & 5731 Transit Road. The project will featuring commercial space and multiple-family housing on a 10-acre parcel located along Transit Road. The layout of the proposal consists of a One 3-story mixed use building with commercial space on the 1st floor, and 61 total apartments on the 1st through 3rd floors, six 4-unit multi-family buildings containing apartments with detached garage structures, along with an associated facility with parking, pool area, pool house, dog park, etc.

DMK Development - Tractor Supply Co.

DMK Development has proposed to Tractor Supply Company retail store at 8945 and 8965 Main St., including a special exception use permit for outside storage and display area. The 19,000-squarefoot building would have a 20,000-square-foot outdoor fenced-in display area, which would include a 5,000 sq ft greenhouse.

Clarence 2030

The Town’s Comprehensive Plan, Clarence 2030, was adopted in December 2016. As the oldest town in Erie County, Clarence strives to remain connected to its rich agricultural heritage and historic hamlets, while pursuing sustainable growth and to maintain a high quality of life for its residents. There are many elements that together shape the vision and identity of our community, including our Agricultural and Open Space, Environmental Health and Sustainability, Transportation and Connectivity, Public Health and Safety, Community Character and History, and Economic Prosperity.

Vision Main Street and Market Analysis

The Town of Clarence Industrial Development Agency (TCIDA) hired Camoin Associates, an economic development firm, to take a deep look at existing conditions in Clarence and the region. The Camoin study identified past performance, emerging trends and potential opportunities for economic growth in Clarence and on its Main Street. To achieve success, five goals were developed: Support Vision Main Street; Build Sewer Infrastructure to guide smart growth; Attract Businesses by capitalizing on local talent, Support the Business Life Cycle with space for growth; and Communicate to Town leaders, residents and the business community that smart growth works for Clarence.

The Great Outdoors

Clarence residents love being outside in our beautiful community, socializing, exercising and just enjoying the great outdoors. The town offers a variety of ways to get active and physically fit. For adults, there is coed volleyball, softball and pickleball, all offered through the Clarence Parks and Recreation department. For kids, there are not only sports, but a plethora of activities and events aimed specifically for them. Pool

The swimming pool is fun for kids of any age and a great way to beat the summer heat. In addition, adults can get their heart rate up by swimming laps or participating in the adult water aerobics classes offered in the summer. The pool is open late-June through mid-August, weather and staffing permitting. Hours are 11:30 a.m. to 5:30 p.m., Monday to Friday, and Noon to 5:30 p.m. on Saturday.

Parks in Clarence

Town parks are open mid-May through mid-October. Hours for the park are 7:30 a.m. to 11 p.m. and pavilion hours are 8 a.m. to 11 p.m., seven days a week. Pavilions may be reserved by calling the Town Clerk’s Office at 716-741-8938. Reservations for the Legion Hall, Club House and Nature Center can also be made through the Clerk’s Office.

Enjoy the great outdoors on the 18 miles of trail perfect for walking, running, biking, inline skating and cross-country skiing. Five trails makeup Clarence Pathways: West Shore Trail, Newstead-Akron Bike Path, Peanut Line Trail, Waterford Trail and Spaulding Green Trail. They connect suburban neighborhoods with parks, town centers and local workplaces. In the winter, snowmobiling is allowed on two of these routes: the Peanut Line Trail between Goodrich Road and Salt Road, and the West Shore Trail/Newstead-Akron Bike Path between Salt Road in Clarence and Cedar Street in Akron.

•  Peanut Line: 6.1 miles – accesses both Meadowlakes Park and Memorial Park

•  West Shore Line: 4.1 miles, with an additional 1.5 miles planned – runs from Wehrle Drive to Newstead Town Line and through Clarence Town Park and to Clarence Farmers Market

•  Spaulding Green Trail: 9 miles, with an additional 2.6 miles planned – throughout Spaulding Green Subdivision

•  Waterford Trail: 1.2 miles – off of the Peanut Line Trail, runs from Heise Road to Roll

•  Northwood’s Trail: 1.1 miles are planned – will be throughout Northwood Subdivision between Roll Road and Greiner Road. This trail will link two existing trail systems to create over 20 miles of connected trails throughout three municipalities. When completed the trail will connect local parks, recreational areas, commercial areas, schools and historic destinations.

•  Wehrle Drive Bike Path Extension - The Town of Clarence is currently in the design phase of the Wehrle Drive Pedestrian Access Project. The project involves the creation of pedestrian connections between the Westshore Trailhead, Sunset Park, and adjacent neighborhoods.

The Discover Main Street Cycling Group meets every Saturday at the Clarence Hollow Farmers’ Market, June through September, for a group ride. It’s a great way to socialize with other members of the community. For more information, visit www.facebook.com/groups/DMScycling/.

Clarence Senior Center

The Clarence Senior Center is an important part of our community. It is a hub for activities, information and services specifically geared toward adults age 55 and over. The center enhances the well-being and independence of older adults and encourages further involvement in the community.

The Clarence Senior center offers a variety of programs and activities including an exercise program, a sewing group, a variety of craft and hobby classes, as well as games such as cards, shuffleboard, billiards, dominos or bocce. Participants can also take a variety of day trips throughout Western New York and outside the area.

The Academy of Business and Finance

The Clarence High School Academy of Business and Finance is an interdisciplinary career academy with curriculum designed for students to explore the workplace and world of business. Students receive a theme-based curriculum along with a unique work-based learning curriculum. Extended work-based learning opportunities are provided through partnerships with local businesses. The program is affiliated with a national program which offers students who successful completion of the program a national certificate.

All Academy of Business and Finance students participate in internships with area businesses. In addition to earning valuable real-world experience and community engagement, internships can serve as a distinguishing attribute on a college application.

A Brief History of Clarence

The history of Clarence began long before humans first lived in Western New York. 12,000 years ago, at the end of the last Ice Age, the Wisconsin Glacier shaped the land in ways that impacted settlement patterns.

The land first belonged to the Native Americans, who used the flint in the Onondaga Escarpment to fashion tools. The Haudenosaunee (Iroquois) people called the place, Ta-Num-No-Ga-O, or the “place full of Hickory bark,” because of the Shag-Bark Hickory trees found in the northern part of town.

The name most commonly associated with the early history of Clarence is Asa Ransom. Accepting an offer from Joseph Ellicott, chief land agent for the Holland Land Company, Ransom opened a tavern in Clarence Hollow around 1798. In addition to the tavern, Ransom also built a sawmill and a grist mill to support the growing settlement, which was called Pine Grove at that time! In 1807, Asa Harris built a tavern on the west side of town on a low rise which became known as Harris Hill. New England immigrants settled between the Ransom and Harris Taverns and built numerous low stone walls, many of which remain today.

In 1808, political boundaries were redrawn in Albany, and Clarence became one of three towns in Niagara County. At the time, Clarence incorporated all of the modern towns across north Erie County!

David Van Tine was the first settler in the hamlet of Clarence Center, arriving in 1829. He opened a store at the “Four Corners.” For the next eighteen years, this growing settlement would be known as “Van Tine’s Corners.” When the first post office was established in 1847, the name was changed to Clarence Centre (using the European spelling of Center until 1894).

In the 1830s, a new wave of immigrants impacted the town. Pennsylvania-Dutch Germans settled in the area of Clarence Center. They built distinctive “bank barns,” and a few still remain throughout the town.

In the 1850s, the Canandaigua-Niagara Falls Railroad was built through Clarence and provided residents a link to the region’s growing economy. It became known as the “Peanut Line,” when it was added to the New York Central Railroad. A second line, the West Shore, crossed the southern part of town.

From a tiny settlement in the wilderness of Western New York, Clarence has grown to a community of over 30,000 today. The town has been home to historic events and world-renown inventors, veterans and first responders. The town’s history continues to be a source of pride and inspiration for our community.
